Mixed Use Residential & Cafe’ BookstoreThis project is a Mixed Use, complete renovation of a 2 story building in the Historic Marigny Area. With a Short Term Rental Apartment on 2nd Floor (4 bedroom) and a Café’ Bookstore on the 1st floor that shares a courtyard with The Nola Art Bar on St Claude Ave & Elysian Fields Ave. Baldwin & Company Bookstore hosts speaker engagements throughout the year and is a hub for local Authers & Artist.  The renovation was completed in December 2021 for $ 320,000.

Esplanade Studios CHURCH CONVERSION TO RECORDING STUDIO

This project converted a 12,000 sf , 100 year old 3 story Hurricane Katrina damaged Presbyterian Church into a State of the Art Recording Studio for large groups (up to 30 musicians at once). We restored an existing large pipe organ donated to the church by Andrew Carnegie in the 1930’s. The basement and organ blowers space converted into Music Instrument Storage, Musicians lounge & Restrooms. The main worship space was transformed into an Orchestra recording area and choir loft into Controls rooms. To establish smaller individual studio chambers for recording voice, piano, harp and other acoustic instruments. Restore damaged historic masonry building & Bring up to current codes, List facility on National Parks Services Historic Registry & comply with Park Services Standards for tax benefits while complying with New Orleans Historic Commission’s mandates. Plan site for ADA accessibility, securitLocated in Mid City New Orleans Louisiana, the restaurant provides wines & cured meats from all over the globe.y and beautification. Tie all floors into a cohesive design for $150.00 per sq. ft.

BAYOU WINE GARDEN

Located in Mid City New Orleans Louisiana, the restaurant provides wines & cured meats from all over the United States. The former 104 year old building abuts another restaurant (bayou beer garden owned by the same Partners). The two restaurants share a common parking lot. The beer garden has outdoor deck space and is known for special event sports parties. The wine garden is an upscale restaurant and bar with a 1,700 sf courtyard paved in flagstone and lined with landscaping and fountains. The outdoor bar has beautiful reclaimed cypress paneled bar walls and a polished concrete bar surface . Interior boasts a long capsule shaped bar with reclaimed wine barrel side-walls and a top made from 3″ thick slices of 150 year old cypress logs claimed from the Mississippi river batcher in Gramercy Louisiana. Construction of the project was completed on time and $120,00 below budget (completed in December 2015 for $710,000).

LAMARA RESTAURANT Convert Building To Mixed Use

This project converted a 1920’s raised basement house into a fully modernized street level café with an enclosed back patio for outdoor seating, an exposed garden area with lounge chairs for those who want to catch some sun, as well as street access outdoor seating for people watching. The cafe’ has a retail area featuring handmade ceramics, Japanese ceramics, Sandoval Aromatics, specialty sweet nothings and more. The complete renovation was completed in May 2022 and sits near Esplanade Ave. on N. Broad St. The 1 st floor had an 8’ ceiling height. The 2nd floor was lifted & shored, then the lower walls were removed. New strip footing Foundations were placed below and the 1st floor was reconstructed with taller ceilings. The 2 nd Floor was completely renovated as a 3 Bedroom Apartment.
