2315 Laurel Complete Renovation & Camelback Addition

This Two Family Home renovation and addition was completed in Fall of 2020 and sits in the New Orleans Lower Garden District. Formally a double shotgun. New spot footing foundations were placed below part of the existing home to support a new side gallery to access the rear unit and a backyard guest house.

The narrow apartments prescribed by the 26′ wide side-by-side double home layout was confining (existing home was 2 apartments 12′ wide each).  The new side gallery layout allowed the 2nd unit to be located at the rear camelback area. While maintaining the original house front (mandated by the hdlc), the new side gallery allows access to the rear 2 story unit and creates a pleasant 2nd unit entry. The gallery also allows direct access to the new guest house at the rear property line.  Since the former home didn’t have a side gallery, the hdlc resisted it’s introduction.  With much convincing, the hdlc Director visited the home & viewed from the street while we determined how far back the gallery would start (the point which the hdlc lost site of the gallery transition).

2023 Chestnut: Raise 2nd Floor For Taller 1st Floor and Complete Renovation

This Two Family Home renovation was completed in September 2021 and sits on a long narrow lot in the New Orleans Lower Harden District. Formally a raised basement, the 2nd floor was lifted & shored, then the lower unit was removed. New strip footing Foundations were placed below and the 1st floor was reconstructed with taller ceilings. A brick archway was introduced at the left side of the front gallery, allowing a side gallery to be built with access to the rear and a windowed colonnade. The Owners 2nd Floor Apartment totals 2,300 square feet (including front Gallery & Rear Balcony). The lower unit totals 2,000 square feet. The project was completed for $540,000 turnkey (+/- $130 per sq. ft.). The open concept plan mixed with the 12′ tall ceilings allow an airy home that lives bigger than each apartment really is. The historic qualities  of the existing home were easily restored around the existing chimneys, walk thru windows and side Foyer entry.

Beach House Bay St Louis Mississippi

New Construction – Raised  Beach House, Bay St Louis Mississippi

This newly constructed single Family Home sits on a 90’ x 200’ lot, directly on Bay St Louis. It has a Board walk extending into the Bay 60’, with a party room & covered boat slip. The Main Living Level is 2,000 sf with a 1,300 sf upper Level. The Leader Bedroom suite is on the main Living Level and 3 Bedrooms / 2 Bathrooms are on the upper level (also a play area / loft and wrap around attic for hvac & storage). The upper level is entirely within the hipped roof and there is a 24’ tall Entry Foyer and Center Atrium. There is a lower concrete slab and concrete pillars raising the Main Living Level to 21’ above the adjacent street. The four center concrete pillars support a 6×6 steel tube structure through the 2nd Floor and Attic at the center Atrium. There is a lower storage level & Party Deck below the main Living Level midway at the 10’ elevation. There is an Elevator and rear wood stair with stops at the Storage Level and Main Living Level. Theres also an oversized steel spiral stair extending up from the lower floor to the front deck, facing the bay.  This home lives big with an open plan on each floor, inside & outside party spaces and 4 bedrooms. Construction was completed in February 2024. 

This Beach house is unique but not Bavido Architectures only Mississippi Home. We have designed two homes in Diamond Head Mississippi, another Raised Beach House on Fiber St in Bay St Louis, another raised Beach House in Royal Oaks – Pass Christian Mississippi and another in Waveland Mississippi. We are currently designing a new raised home on Henderson Point (also in Pass Christian Mississippi). Soon to be posted on a Salt Life section of our website.

Mediterranean Style Home   – Carmenere Dr

This new construction home (completed February 2019) looks out on Lake Pontchartrain adjacent to the Gabriel Subdivision. The rear sun deck sits atop 

an outdoor Kitchen with bar & Living Rm connecting to a main patio. The 1st floor Interior has a Foyer, Living Rm, Kitchen, Dining, Master Suite, Powder, Mother in Law Suit, Laundry & Garage. A separate Cabana with bathrooms & Game Rm was included to the left of the pool. The 2nd Floor  (not shown) is over the right side wing of the home and has 2 bedrooms and a play room. The exterior is stucco with Spanish clay tile roof. Total  interior space 3,900 sf. Total Outdoor spaces 1,400 sf.

ONEILL RESIDENCE

This new single family home in the lakeview area of new orleans is a two story, 5,200 sf. villa style building. Modeled after a typical new orleans “raised basement” to mitigate flood issues, the first floor has entertainment rooms, guest room garage & elevator. the second floor has the main living quarters , entry loggia & rear balcony. We completed it for $371,000

PIZZOLATO – LANDRY RESIDENCE

The existing residence was a single family home located in a metairie suburb on elizabeth st. The 40 yr old home was flooded in hurricane katrina and raised there-after to meet the local code requireents & flood zone base flood elevation. Our renovation (in 2014) came several years after the katrina repars & home raising. The steep auto ramp & small – dated porch were removed. The interior and entry were space planned to form an open plan with relocated & renovated kitchen. The garage became part of a new living room & former living room became a new dining room.

WILLIAMS RESIDENCE

This new single family home located in an exclusive neighborhood called lexington estates. The home sits on a third of an acre site in an area governed by extensive covenants and aesthetic requirements. There’s a central foyer, formal living & dining rooms, family room, library, kitchen & breakfast area, master suite, powder room, laundry, storage and a three car garage on the first floor. The second floor has 3 bedrooms, two baths and a large playroom overlooking the southern hills golf course. Completed for $410,00

LABORIE RESIDENCE

This new 2,300 sf single family home completed construction in December 2015 for $120 psf.. The downstairs 1400 sf has  a Living Room, Dining, Kitchen, Master Suite, Powder Room & Utility Rm. The 2nd Floor has 2 bedrooms, Jack/Jill Bath & Exercise Loft.

BYWATER RESIDENCE

This renovation converts an 140 year old – 1800 sf double shotgun into a single, Each unit had 3 rooms & a Kitchen with a large west facing side yard. The 3 rooms on the west / side – yard side were combined into a large Living/Dining room. the opposite side converts to studio & two bedrooms, The West Kitchen was expanded & the East Kitchen converted to a Master Closet, Laundry & 2nd Barthroom. Cost was $90 psf and completed June of 2010.

This newly constructed single Family Home sits on a 200’ x 150’ lot in a gated community called “The Parks of Plaquemines”. It has a Pool, Spa, Cabana and a large Outdoor Kitchen.
